A 7,000 sf gross commercial space, went through a drastic gut renovation. After reinforcing the existing foundations, the entire brick and wood joist structure was replaced with new steel columns and steel beams. The owner has intention to converting the existing 1 story to an 8 story mixed-use building within a few years. Because of this, we advised the owner to build the proposed renovation structure to take in consideration of the future structural needs. By going down this path, whenever the owner decides to convert the existing 1 story commercial to an 8 story mixed use building, the owner would only be building on top of the 1 story commercial space without interrupting the potential tenant on the first floor during construction.
